Things to know before buying a house:

I’m not going to go out there and pretend that I’m some sort of expert on this subject but these are the things I found useful. In my search for a house I was given a lot of advice by lots of different people. Some were experts, some were home owners and some just wanted to give their two cents but in the end it comes down to what you want and what you are comfortable doing and spending.

  • The first thing you need to know is how much you can spend. 

Sometimes (and I’m 100% guilty of this) you just put off seeing a mortgage broker. You get so caught up looking at all the houses online that it sort of becomes daunting to even think about. But it’s not as bad as you might think. It doesn’t matter how little saved you have or if you’re doing it on your own. You won’t get anywhere if you can give them a ball park figure.

  • Try an independent broker.
If you go to a specific banks broker, they’ll only tell you what deal you can do with them. Individual brokers aren’t connected to any bank in particular and they’ll be able to tell you the requirements of each specific lender and their rates. 

  • Find out what you are looking for.


This one is a little harder for those who are set on their unrealistic dream home. What you’re looking for and what’s possible aren’t always the same thing. For example, if you’re looking for a brand new four bedroom home in the middle of the city and you only have a part-time job, then you’re going to have to really re-assess your options. There are plenty of options like houses, town houses, house and land, and sometimes you might only be able to afford a block of land.
